We agree on a lot of things, George, but a few things caught me off-guard.

1) Why do you think a hotel should be put up in country park?

2) You don't support economic development incentives?

2.b) Not even for historic properties?

2.c) Not even for the War Memorial?

3) You're "willing to support rezonings which provide for higher densities and mixed-use projects even if neighbors oppose it" in both infill and urban fringe sites? I don't know that Glenwood will appreciate that.

4) You would "support reducing or eliminating Jordan Lake Stormwater rules" for Wastewater treatment plants and existing developments? Really? No rules for these guys? Even TREBIC acknowledges that there are unhealthy levels of phosphorus and nitrogen in the water.

To be clear, I am not a fan of TREBIC in the least. I feel like TREBIC has lead us to compromise and repeal laws and ordinances beneficial to healthy homes, healthy communities, in order to self-serve. I don't think TREBIC should be able to do whatever it wants, nor do I think wastewater treatment plants and existing developments should be able to do whatever they want, nor do I think developers should be able to rezone wherever they want, despite a whole neighborhood protesting the idea.

Also, it would be a challenge for a hotel in the country park/old battleground area to qualify for a business loan, and, in lieu of municipal grant money (opposite the point of the sale, I'm assuming,) I'm not sure if anyone locally has enough capital to put down on such an investment without the minimalist appeal of a tax incentive of some fashion. We'd be essentially inviting a non-local hospitality chain to build in an area of town that's not close to the Depot or airport, in a part of town that essentially shuts down around 9/10pm. I'm not sure they'd accept the invitation. Plus, downtown is in far, far greater need of more hospitality options at various price points, aren't they?

On Country Park, pick a piece of land and put it up for bid.

Let's find out who might be interested.

The Science Center is packed everyday.

The Center for Creative Leadership is up the street.

The idea is to through out some bait to see who bites at what.

The city would make money on it.

The problem with our "incentive" programs is that they tend to go to insiders who fund our local elections.

I consider it more akin to self dealing and crony capitalism.

Consider the Phillips Avenue fiasco.

War Memorial can be sold for a profit, as long as whoever gets it agrees to keep it up.

On 3, I am a supporter of the Protest Petition. TBS, as we fall into recession, infill will become much more important near the center of the city.

On Jordan Lake, existing developments should be grandfathered. New developments should have to go by better rules.

I would like to reduce phosphorus and nitrogen consumption by promoting Bermuda grass instead of Fescue, which should bring down the chemicals draining into their water.

I think the folks down stream who want us to pay $100 million for their benefit should pick up a sizable % of the cost.

How would we pay for fixing existing developments?

Country park is 10 minutes from the airport.

There is plenty of local money where there is opportunity and transparency.

Let's put it out for bid and see who bites.

Downtown needs to become an entertainment district on busy weekends, and capitalism should take care of the rest.
