"From graded pads to speculative buildings ready for upfit, Greensboro has the perfect space for new operations!

Bull Ridge I, a 341,000 square foot distribution facility, is now 90% occupied by two tenants: Menlo Worldwide Logistics and Pack Rat. Liberty Property Trust will grade pads on the remaining 25 acres in the Bull Ridge Industrial Park once they have a pre-lease in place for Bull Ridge II. At that time, they will be able to accommodate 3 more buildings of roughly 115,000 SF each.

Rock Creek Center, a fully developed 1400-acre mixed-use corporate park, is bordered by two 100 kV transmission network circuits capable of serving 50 mW each. The park offers 10-year operating reliability records of 99.999999%, with power sourced from two diverse transmission tie stations. In addition, the park offers a 272,000 square foot speculative building ready for upfit, and multiple build-to-suit sites are available for industrial/business use.

McConnell Center, a 145-acre master-planned park, is capable of fast-track development of speculative buildings and also has land for sale and build-to-suit opportunities. A brand new 301,910 SF spec building on Lot 5 was completed Q1 '09 and is ready for upfit. Grading has already begun on a second site that can support a 300,000 SF building and a third site that can support another 300,000 SF building has been rough graded. The two sites can be combined for up to 1-million SF. A 120,000 SF office building could also be in the master plan. Some parcels front I-40/I-85.

Triad Business Park, a 330-acre business park in western Guilford County, is the new home of FedEx Ground's Southeast Sort Facility. Several land parcels are available, including a 30-acre graded pad that can accommodate up to a 350,000-square-foot building.

Holden Corporate Center, a 125-acre prime development site, is bordered by 24 kV distribution circuits from two different substations with power reliability of 99.9999%. This site is well-suited for a Tier 2 or Tier 3 data center requiring 2-5 mW of power, or other industrial or office use.

D.H. Griffin, one of the largest land developers in Greensboro, is offering 41 acres in the Piedmont Triad International Airport sub-market with close interstate proximity.

Carolina Corporate Center, a 683,000 square foot office and technology center, is bordered by two 100 kV transmission network circuits capable of serving 50 mW each. The 10-year operating reliability record is 99.99999%. The park also offers a 30-acre build-to-suit site."
