    Yes Weekly's Jordan Green reported on Richard's successful shifting of sidwalk costs from developers to the public, and revealed ...the ordinance amendment anticipated taxpayers picking up the tab for needed sidewalks near new industrial sites."

    On Protest Petitions, "Richard Beard Jr. of Simpson Schulman & Beard commercial real estate brokerage, like other TREBIC members, used alarmist language in an e-mail to lawmakers.

    He wrote “...such legislation would be devastating...giving such a small number of folks the ability to stalemate the process" and "Having such a few people that are emotionally charged with little fact to back up their arguments impact rezoning decisions is not fair to the process.”

    Richard Beard began a successful career in economic development in 1993 with the Roanoke Valley of Virginia Economic Development Partnership, later becoming the Senior Project Manager for Economic Development with the Greensboro Economic Development Alliance (GEDA).

    In 1999, Richard moved into the private arena of economic development, assisting various companies with negotiations on behalf of clients for financial assistance from state and local governments and other sources.

    Richard has experience in incentive negotiation, governmental relations and real estate brokerage

    Richard Chaired the Government Affairs Committee as a Board member of thh NAIOP Commercial Real Estate Association

    Richard’s community involvement includes serving on the Greensboro Sports Commission Board with TREBIC Member Marc Isaacson, and TREBIC funded City Councilman Jim Kee.

  14. Sam Simpson obtained his North Carolina Real Estate Broker’s License in 1996, and began his real estate career with Property Resources in Greensboro, NC. When this company was purchased by CB Richard Ellis in 1997, Sam and co-worker Brett Schulman left to form Simpson and Schulman, now Simpson, Schulman, & Beard.

    Sam has handled well over $900 million in sales and leasing, managed $60 million in development, and currently oversees the management of 12 office and industrial properties and two industrial parks.

    Sam is an Elder at First Presbyterian Church and currently serves on the boards of The Piedmont Juvenile Diabetes Research Foundation, The Greensboro Historical Museum, and The Children’s Home Society of North Carolina.

    He has previously served on the board of the Greensboro Country Club, United Arts Council, The Greensboro Gatekeepers Guild, Downtown Greensboro, Inc., The UNC-Chapel Hill Young Alumni Council, and Epsilon of Phi Gamma Delta.
